I. Intro
The mission of Philosophy Island (PI) is to build a community committed to promoting philosophical dialogue in Second Life. We seek parcel owners who are interested in living in a neighbourhood that encourages philosophical discourse. This covenant between the sim owner and a parcel owner seeks a practical balance between the autonomy of individual parcel owners, the community, and the sim owner, with the intention of fostering an environment conducive to this mission. An elected Senate manages the public land (also known as or referred to as the common parts) and any philosophical activity thereon.
II. Private Land
[a] Purchasing & Payment of Fees
To purchase land on Philosophy Island you simply click on the blue dollar sign next to the name of the land at the top of your screen. Alternatively, go to World/Buy Land and follow the instructions. Once payment is made the land will transfer to you in the same way as it does on the Mainland, except you do not need a premium account. The purchase price does not include the monthly maintenance fee (the tier) that is also payable at the time of purchase. Completion of the purchase transaction will not be deemed to have been completed until the first month's tier fee has also been paid. The tier board is located near the centre of the island. It looks like a map of the island with lots of different numbers on it. Each number corresponds to a parcel. If no payment has been made to the tier board within an hour of purchasing the land then it will be reclaimed by the Sim Owner without refund. Tier is due and payable monthly in advance. Failure to do so will result in the land being reclaimed by the Sim Owner, all objects on the land will be commanded to be returned to your lost and found folder, and the land will be placed back on the market. There is a two day grace period for late payments before the land is to be reclaimed. All purchasing and tier payments are accepted in Linden dollars only.
Should a parcel owner wish to sell the land, it is a condition of purchase that the incoming purchaser also abide by the covenants. Yourself and the purchaser of your land will need to contact the Sim Owner to arrange a transfer of the tier. If you do not wish to find a purchaser then abandoning the land will return it to the Sim Owner. There is no refund for abandoning the land.
[b] Zoning
This sim is rated Adult so age verification with Linden Labs is required by all avatars who wish to to access it. Purchased land can be resold, and rented out. If property is rented out, then renting tenants must also adhere to the terms of the Covenant. Parcel buyers can purchase more than one parcel. Parcels owned in residential areas cannot be split or merged. Philosophy Island is an advertising free zone except within parcels which have clearly been designated for light commercial/educational use. In such instances all advertising is to be limited to shop fronts (no advertising on the roof or in the sky below 500m is permitted), with no flashing lights, glow, or float text. Light commercial/educational use is at the discretion of the sim owner, but loosely means any commercial purpose that is in line with the general aims of Philosophy Island. Prospective parcel buyers should check with the sim owner about anything you may have in mind but are concerned about before committing to purchase. Terraforming is permitted by all parcel owners within the limits sets at -/+4m. It is the sim owner’s right to intervene in the case of exceptionally ugly building and terraforming, excessive noise, particle spamming, overcrowding the sim, or causing sim-lag in any way.

[c] Aesthetics
A. Eyesores: Avoid eyesores or visually distracting objects that make the larger environment generally less pleasing to neighbours and guests. This generally includes large prims/walls, objects with glow, fullbright or float-text. When doing renovations, you are expected to check to see how your land looks from a distance or when flying through the sim.
B. Neighbour land value: Be respectful of neighbours, and don't do things that are likely to annoy them or reduce the value of their land. This includes leaving buildings half finished, building right up to the edge of your parcel without leaving adequate room (it should be at least wide enough for a somewhat normal sized avatar to walk unhindered solely on your land), or using privacy screens (e.g. encasing your parcel with scenery prims or megaprims) at or near ground level. Even if you have your neighbour's permission, your neighbour may change and the new neighbour may think differently. This would make moving difficult.
C. Building in the Sky: Parcel owners are not permitted to build under 500m other than on ground level. Above 500m, platforms, skyboxes and other builds may use the whole footprint of your parcel and be of any conceivable nature or quality that does not contravene the Second Life Terms of Service.
D. Mission accommodation: Be reasonably receptive to requests from fellow residents regarding ideas that might help make the island more conducive for philosophical discourse.
E. Pornography: Although Philosophy Island is an adult rated region, please keep any pornographic or very sexually explicit imagery to skyboxes only. (The interior of buildings can often be seen as the region rezzes into view.)
F. Ban lists are fine to keep out specific avatars but access lists are not to be used to block general public access as these cause unfriendly, ugly walls of red lettering to appear. The use of security orbs is permitted as long as it does not encroach upon your neighbour's land and gives unwanted visitors adequate time to vacate the area.

[d] Conduct on Private Land
The parcel owner may do as he or she pleases [within the Terms of Service of Linden Labs and in accord with your local laws] so long as it doesn't interfere with the quiet enjoyment of your neighbours or the legitimate activities of the Philosophy Island Group.
III. Public Land
A. Public Land is managed in line with the mission of Philosophy Island by a Senate elected by PI group members.
B. The public land is for the use of the parcel owners and PI group members and visitors. It's main function is to provide a venue for a variety of philosophical activities, both sheduled and impromtu, both structured and free-form.
C. Parcel Owners and Public Land: Parcel owners are requested to be constructive, helpful and considerate to other users of the Public Land. Any resident who purchases land on PI is expected to support the efforts of the Senate who are in control of the common parts to create a place where SL residents generally want to be. It is the Senate's intention to attempt to attract a diversity of people and interests. Potential parcel owners should be aware that this may include a lack of restrictions of dress and weapons apart from at certain times or locations.

IV. Covenant Revision
This covenant can be revised at the discretion of the sim owner. This will only happen if it is necessary to accommodate changes in Linden Labs policy or any unforseen change in conditions of operation, or to further enhance the experience of users of the Island. Revision would normally take place in consultation with interested parcel owners and the Senate where possible.

Hur fan har folk tid att fundera ut och därefter skriva ner sånt där dravel? Det är ju knappast ett hastverk.

Vi har hyrt ut tomter och hus (i blygsam omfattning förvisso) i ett drygt år. UTAN någon convenants. Det har aldrig uppstått några problem.
Att LL sätter upp regler har jag förståelse för men att vi ska göra det dubbelt upp går över mitt förstånd.

Jag kan säga såhär, jag har mkt dåliga erfarenheter av ett tidigare ställe jag bott på. Där byggde en granne riktiga katastrofbyggen o tillslut gick det inte att vara kvar. Jag LETADE efter ett ställe med strikta regler för bygge o tema just för att jag inte ville ha det igen. Så jag valde Outerland med sina jääättelånga convenants då :) Och jag är nöjd!

ja det var ju det jag sa? Jag kommer aldrig hyra land nånstans utan strikta convenants, då får det vara =)
